Once you have an accepted contract, your offer will be sent to title and to your lender if you are getting a loan. You will have 10 days to complete any and all inspections you wish to have. After reviewing the inspection reports, you present the seller with a BINSR (Buyer Inspection and Seller Request for Repairs). This document lets you ask for repairs and come to terms with the seller on the repairs. During this time, your lender will be asking for documentation from you for your loan, the appraisal will be ordered, the HOA will be sending you documents and title will be sending you title commitment. As you get closer to the close of escrow, your lender will be send your loan package to title, title will send out an estimated settlement statement showing the funds you need to bring to the closing and title will schedule you to sign. You will need to complete one last walk through of the home to make sure repairs, if requested, have been made and the home is in the same condition as it was when you make the offer. Once all documents are signed and the lender has funded your loan, title will send the package to record and escrow will close. Once this happens, you will receive your keys to your new home from your agent.
