Once you have found the perfect home, it is time to write the offer. Your agent will show you the comparables so you can write an offer that you think the seller will accept. Be careful of writing lowball offers because sometimes they backfire and the seller may not consider an offer from you later on even if it is within range of what the seller will accept. When writing the offer to purchase, it is important to discuss with your agent the details such as what you want to offer as earnest money, how much you want to put down, when do you want to close, do you want a home warranty? Your offer will not be the only document you be sending to the listing agent as most homes are in an HOA and an HOA Addendum will accompany the contract along with your proof of funds or prequalification.
